V. Methodology
Data Collection
Sources of data for the previous graphs, tables, and charts included:
2006 Grub Ellis commercial real estate market reports for the fourth quarter
Broward County Property Appraiser property searches
Fifteen inhabited residential high rises were individually searched using the property search
option on the BCPA website. The owner trends were determined based on primary mailing
addresses given. Each owner was grouped into four separate categories labeled: Permanent, 2
nd
Florida Address, Out-of-state, and International.
City of Fort Lauderdale Planning Department- recent and future developments
This information was separated into future residential developments and future commercial
developments. Projects that fell within the RAC boundary were included.
. Broward County- 2006 Estimated Population, Households, and Dwelling Units in
the Fort Lauderdale RAC Residential information was gleaned through Traffic Analysis Zone
information provided by Broward County Metropolitan Planning Organization.
Go Riverwalk establishment listings
This magazine publishes a City Guide that was very helpful in inventorying the many leisure
activities and establishments in Downtown.
Las Olas Boulevard Association establishment listings
DDA Website for future development information
Dunhill International List Company: Purchased comprehensive business list within the
Downtown RAC carrier routes. 2,025 businesses listed with employee size, sales volume, SIC
codes, etc. Their information was gathered through Dunn & Bradstreet, a database they partly
own. Information was compiled through phone books, surveys, and credit reports.
Site Visitations for business directories
Each major office building in the Downtown Core was visited for directory listings.
Unfortunately, the City Center buildings were excluded from the report due to broken
directories and uncooperative property management.
